Abstract

This master’s thesis in energy technique has been carried out for the company ABB and the Energy Efficiency department during the spring 2013. The purpose of the thesis is to create a material to use during energy analyses in buildings where measures can be suggested and prioritized in regard to the age of the buildings. The types of buildings analyzed are apartment buildings and office premises. A road map has been created to give an overview over the last 100 years of real estate technique with focus on energy. Thereafter an analysis has been made of the influence of technique development on energy use in buildings, focusing on the included components in ventilation and heating systems, lighting installations and the building structure. Measures with energy saving potential are suggested and are prioritized for different time periods. Both calculated examples and estimations with help from available literature in the subject real estate technique and energy efficiency is presented. An analysis of an existing building has been done to verify the material that has been produced in the project. A research of the demands on energy use has been done and references to building regulations for different time periods are presented. The real estate technique has developed under the last 100 years. Today the buildings are more often build in readymade elements and the modern building materials has better isolation properties compared to earlier time periods. At the same time as the technique and materials has become more energy efficient, the use of electrical components in for example the ventilation system has increased. The regulation technique has been developed and the ventilation and heating systems, as well as lighting installations, can be controlled on demand and thereby lead to a reduced energy use in buildings. Energy measures suggestions for the different time periods and the prioritization of those vary, depending on the individual construction of a building. To make an evaluation that is fair, every building should be considered and analyzed individually and it is important to have a holistic perspective. The savings potential should be calculated with simulations to obtain a more dependable evaluation for different kinds of buildings.
